FEMA (The Federal Emergency Management Agency) has recently made revisions to flood plain maps in south central Texas. These changes effect numerous properties in the Hill Country and San Antonio area. If your home if inside the boundary of the flood plain, you must have an elevation certificate in order to obtain flood insurance. Typically these maps show the flood plain boundary and/or elevation for a particular location, however, boundaries of the flood plain, as depicted on FEMA maps, are not always accurate. Texas Texas Landmark Surveying will come to your site, establish the flood elevation for your particular location if available from FEMA and determine the elevation of your home in relation to the flood elevation.
Often, we find that that home and their adjacent ground elevation is high enough above the flood plain that it is possible to apply for a Letter of Map Revision (LOMA). A LOMA can remove a home from the flood plain entirely, eliminating the need for flood insurance altogether.
