Title surveys are usually required by title companies and/or lenders and depict boundaries and improvements on the property.

ALTA Tile guidelines are set by the American Land Title Association and specify standards for preparing a survey. These surveys are typically more complex than a standard Title survey and are often used for commercial property.

Boundary surveys establish boundaries of a parcel using its legal description, which typically involves the setting or restoration of monuments or markers at the corners or along the lines of the parcel, often in the form of iron rods, pipes, or concrete monuments in the ground, or nails set in concrete or asphalt.

 

 

Construction surveys stake out reference points and markers that will guide the construction of new structures such as roads or buildings. These markers are usually staked out according to a suitable coordinate system selected for the project. Once the project is complete, Texas Landmark Surveying can conduct an as-built survey of the the finished improvements. Our surveyors can also perform as-built surveys in for an ongoing project to map out underground improvements and other structures that will be covered by the end of the project.

 

A Topographic survey measures the elevation of points on a particular piece of land, and presents them as contour lines on a plot. This survey can be done in conjunction with other types of surveys. A subdivision survey is used to divide a larger piece of land into smaller parcels or lots. These surveys are useful if the owner wishes to sell parts of their property. Local municipal ordinances concerning the subdivision of property can change often. Some property owners may wish to subdivide their property before newer restrictions take effect. For example, in Comal county it is no longer possible to subdivide a tract into a parcel less than 5 acres unless that property is served by a central water system. Rules being written to today may effect your ability to use your land the way you choose to in the future.

 

A tree survey will locate and detail some or all existing trees on a property. This information may be important when planning for improvements or when trying to comply with local and federal conservation ordinances.
